Tenancy Information

Commencing Your Lease

At the commencement of your lease, when collecting the keys, you will have needed to pay a bond of 4 weeks and a minimum of two weeks rent.  The bond will then be sent to the NSW Rental Bond Board where it is held until the end of your tenancy.

Along with your keys, you will also receive a copy of your your lease, a Tenant Information Statement and the Condition Report. The Condition Report needs to be checked and completed by you within 7 days and brought back to the office.

During a Tenancy

Sometimes during a tenancy, repairs or works will need to be carried out at the property. If this does need to happen, we ask you to send a Repair Request using the Maintenance Request Form or send an email to your property manager, who will organise the repairs for you.

When paying your rent, you should always be two weeks in advance, if you do fall behind in your payments we are authorised to serve a termination notice for non payment. Although we don’t like to do this, we do need to look after the Landlords best interests. If you are having issues paying your rent, please advise us ASAP so we can work out a payment plan for you.

When transferring rent from the bank, you should make sure you provide a reference with your deposit as if we are unable to find out who has paid the rent, it may occur a fee from the bank in tracing your payment.

Ending a Tenancy

At the end of your tenancy, you must give written notice to us to confirm you will be vacating the property. The notice period required will be different depending on the situation.

If you are ending your lease after a fixed term, you will need to give at least 14 days notice. This can be given up to and including the last day of a fixed term.

After the fixed term has ended, you will need to give at least 21 days notice. You must pay the rent up to and including the day your notice ends and you vacate.

If for some reason you need to break your lease early before the end of your lease term you must pay a break fee of the following amount if the fixed term is not more than 3 years:

– 4 week rent if less than 25% of the fixed term has expired,

– 3 weeks rent if 25% or more but less than 50% of the fixed term has expired,

– 2 weeks rent if 50% or more but less than 75% of the fixed term has expired,

– 1 week’s rent if 75% or more of the fixed term has expired.
