2023 is the year of the downsizer. If you are considering making the move to a smaller home, as well as getting organised and selling, you need to know what to look for in your next place.

Location, location, location
It’s the oldest saying in real estate, but ‘Location, location location’ still rings true.
The benefit of downsizing to a place close to the centre of Sydney is that it is an excellent way to stay in the thick of things and enjoy the nightlife, culture, shops and essential services, with no need for a car if you don’t want one.
When considering location, you should also look at the following:
Amenities: Can you walk to or at least easily get to the shops? That also includes chemists and medical facilities.
Public transport: Is there a bus stop (or ferry stop) nearby if you don’t want to take the car?
Other facilities: Are you close to other activities you enjoy? Cycle paths, waterways, pubs and bars, fitness centres, gyms, aquatic centres and community centres are all things to look out for when you are shopping for a downsizer apartment or terrace.
Noise levels: Will being close to the main road bother you?
Neutral Bay is a popular destination for downsizers because it is close to the city but still has abundant natural surroundings. While there is always something going on and almost everything is within walking distance, there are also plenty of quiet pockets that feel a world away from all the activity. The suburb has the added benefit of being very close to Sydney’s North Shore Hospital, which is one of the best in the city.

Moving into an apartment with security screens and well-lit access points will give you better peace of mind. A complex with secure access to the car park and lobby is ideal, preferably with a swiper or fob, but any apartment you consider should be easy to lock up and secure.

Depending on your mobility, the accessibility of the apartment should also be a consideration.
Even if you are feeling young at heart, if you are hoping to live in this new apartment for years to come, easy access from your car space to your apartment via a lift is a favourable option. To add to this, look for a place that is all on one level and you will be able to stay for the long term.

An ideal downsizer apartment includes the following:

– North-facing windows
– A practical layout that feels comfortable and makes living easy
– Plenty of storage
– An extra bedroom or study that can accommodate guests
– Undercover parking
– Up-to-date fixtures and appliances
– Air conditioning
– An internal laundry
This is the wish list! When you’re shopping, you might not be able to check off all of these boxes, but it helps to figure out your priorities so you know which listings to rule out.
Another note is to think about your preferences when it comes to renovating. A kitchen and bathroom upgrade can bring a cost-effective purchase into the modern day and give you a space that feels more personal but if renovating isn’t interesting to you, look for a more up-to-date home.
The complex
Finally, when you’re looking to downsize in Neutral Bay or another suburb, do your research about the complex you will be moving into.
Going from a freestanding home to having near neighbours can be an adjustment but it has its benefits because you don’t have to do any gardening or building maintenance, and often you will find the other residents are friendly and helpful.

– How much are the strata fees?
– Does the building require any major work?
– Is there visitor parking?
– How is use of common areas governed?
– Is there a gym or a pool?
– What are the strata bylaws about pets, parties etc?
