Pacing yourself for a successful home sale
If you’re thinking of selling your home this year, it’s worth getting ready early so you can pace yourself and get the best result.
But what should you do? We talked, in general, earlier this month about getting ready for a home sale. And in this week’s blog, we’ll look in more detail at what you should be doing in the months ahead of a sale.
Even if you aren’t rushing to market, the sales campaign is an intense time, particularly if you are living in the property, and you’ll want to have the home ready to take to market well in advance so you can focus on keeping it looking spotless for open homes and additional viewings from interested buyers.
Talk to us about what the market is doing
It’s always a good idea to find out what similar homes in your area are selling for. As an experienced local agent I will always give you a comprehensive picture of what the market looks like and what comparative homes have sold for. This will ultimately help you to manage your own expectations.
I will also discuss how I will market your home and what my general approach is when it comes to listing your house for sale. This helps you to understand the entire process from start to finish so that you know exactly what’s going to happen.
Additionally, I will discuss things that you can do to your property to enhance it and get it ready for a speedy sale. This will give you a list of priorities that you should be focusing on to spruce up your home and make it appealing to a whole range of buyers.
Plan a timeline for your home sale
If you’re not in a rush, the spring market is always a good time to sell. Or, autumn when it cools down a little and people start house-hunting again.
Even winter can be a good time as only motivated buyers will be out in the cold to inspect your home and you’ll have less competition from other sellers.
Whatever you decide, know what you need to get done in advance, such as a fresh coat of paint, some work in the garden, and a good clear-out.
Look after yourself
Remember, selling a home is widely acknowledged to be one of the most stressful things you can do, so clearing space in your schedule, wherever possible, will make it easier on you.
It’s also important to look after yourself and think about what else you’ll have going on at that time, and what you can do to ease the load. Some suggestions might be:
– Booking in cleaners for a deep clean prior to open-home days
– Booking window cleaners so the house looks spotless
– Starting to pack up and go through belongings room by room well in advance
– Doing whatever works for you to manage stress: regular exercise, sleep, healthy food, and lots of water.
– Saying no to anything extra, so you can focus on the sale and getting the best possible result, alongside your agent.
Remember, working hard to make your property look as good as possible does pay off – it will get in more buyers, it will increase competition and it will lead to a higher sales price, all of which will make a big difference to what you do next. The process can be intense, but it does end!
