The pros of a late-summer Sydney home sale
Despite the long running perception that spring sales are the way to go, in fact, late summer and autumn can be the right time to put your property on the market. There are buyers out there, plus a shortage of stock. This is particularly the case in Neutral Bay right now; here’s why we are encouraging people to take action and list their home in the first half of 2023:
Buyers are motivated
It doesn’t matter the time of year or what the market is doing, there will always be people who need to buy a home. Whether they’re investing or looking for somewhere to live, they are always out there.
Often the buyers who are searching for a home in late summer have missed out on a few places since as far back as September. They are probably frustrated and may have upped their budget so they can make more confident offers and secure a home now. A late summer sale means you can take advantage of these ‘ready to pounce’ buyers who won’t hesitate to make a great offer.
The weather is on your side
When summer nears its end, people start to think about house hunting a little more. The cooler weather after a hot summer is more conducive to house hunting, so many home buyers start to come out of the woodwork.
Late summer/early autumn timing is just right because people do get put off by cold days. On top of that, if your home is hot or gets too much western light in the summer months, selling in the autumn will counter that fact. Or, if your house is dark in the winter months, still-long autumn days will help the property to be more appealing.
Less stock on the market
There is no denying prices have settled, but this has many sellers feeling nervous. The fact that this results in less stock on the market means you can still have a good chance of achieving a price you’re happy with.
However, it will be better to take action soon. Many fixed rate mortgages are approaching their expiry date which may result in a surplus of available homes in the spring.
Auction clearances are looking better
This year is also a good time to sell because auction clearance rates in Sydney are making a comeback.
Nine News recently reported that auction clearance rates in Sydney have hit a 12-month high. The clearance rate is the number of successful auctions, so this means you have better odds of selling.
This clearance rate is partly driven by the fact that there are fewer properties on the market right now. Again, this is good news if you are planning to sell.
Selling your home in Neutral Bay
Take the following steps as you work with your agent to prepare your home for sale:
– Declutter and depersonalise your home
– Repaint if necessary
– Clean thoroughly
– Tidy gardens and work on your home’s kerb appeal
– Make sure your house number is clearly visible
Start finding things like your purchasing contract, any builder’s warranty insurance and a certificate of compliance for your swimming pool so you can share them with your solicitor as they prepare the contract for sale.
